After a robbery and murder close down the diner where she worked, Katie (Camila Mendes) gets a job as a live-out caretaker for Leonard (Elliott Gould), an elderly man with no family. When he learns that her husband Adam (Jessie T. Usher) is also out of work and they are having financial difficulties, Leonard offers him a job as well, doing some gardening work.
When Leonard says he hears someone in the house when he's all alone at night, Katie just thinks he's imagining things. However, things get a little strange when a pushy real estate agent (Cam Gigandet) comes to the house, insisting his client wants to buy Leonard's home — at any cost.
Katie arrives one morning and makes Leonard his breakfast, but can't find him. Finally, she locates him sitting in attic, and realizes he's passed away. Soon after, Adam finds a trunk full of cash in the attic. They also find out that Leonard, who had no children or relatives, has left all of his possessions and money to Katie in his will.
Katie soon comes to discover there are dark secrets swirling around her newfound wealth, tangling her in deceit and danger.
